Examination of Housing Quality in The Peri-Urban Areas of Akure, Nigeria (Published)

Rapid urban population expansion, high living costs, and a need for affordable housing all encourage migration to Akure’s peri-urban districts. This drive has led to increased land utilization for housing development in peri-urban areas. This study evaluated housing quality in the peri-urban areas of Oba-Ile, Oda, and Ibule-Soro in Akure. Households were the unit of analysis, with one household head per building selected for questionnaire administration. Based on an average household size of five people per family and five households per building in Ondo State, the total number of households in the three locations was 47,110. From the 47,110 households, 800 households (1.7%) were randomly selected for the questionnaire administration. Data from the field survey were subjected to statistical analysis. The results revealed that some buildings were structurally unsound; most buildings had corrugated iron roofs and lacked sanitation infrastructure; and open defecation was commonplace, particularly in Ibule-Soro. These findings call for better urban planning and investment in basic amenities to improve housing quality and living standards in peri-urban areas.

The construction industry contributes 1% employment opportunities to Nigerians (Ding, 2008). According to the World Bank, an active industry should contribute at least 3.2% of the employment opportunities in the country. The aim of this study is to examine the problems encountered in applying quality assessment system in Lagos state. In order to realize this aim, the study examined challenges encountered by contractors..The study employed a descriptive case study design where data was collected from senior managers, project managers, engineers, architects, quantity surveyors, and technical managers working with building construction companies in the Lagos Metropolitan Area using the mixed method approach. Quantitative data was collected using questionnaire from 109 randomly selected participants and analysed using descriptive and inferential statistics. Qualitative data was collected through interviews with 9 purposively selected respondents and analysed using the thematic analysis technique. The study shows challenges encountered by Contractors to include: Lack of adequate resources, inadequate skills and expertise, Casual/ temporary nature of construction workforce, Internal resistance, Lack of flexibility in existing tools and approaches etc. The study concludes that the most significant challenge encountered by local contractors when it comes to quality assessment is the lack of adequate resources and the study also identified staff training and education, integration of information technology, and increased involvement of senior leaders as the most important issues that they would like their organization to improve so as to increase the effectiveness of the quality assessment process.

Examination of the Application of Health and Safety Plan on Construction Sites in Lagos State, Nigeria (Published)

The construction industry is an important part of the economy in many countries and is often seen as a driver of economic growth especially in developing countries. Owing to its relatively labour intensive nature, construction works provide opportunities for employment for a wide range of people skilled, semi-skilled and unskilled. Despite its importance, construction sites are considered risky with frequent and high accident rates and ill-health problems to workers. However, knowledge on health and safety management and related factors on construction sites in Lagos State is not well documented. This study was therefore undertaken to examine the current practice of application of Health and Safety Plan during project implementation. In pursuing this objective, a descriptive case study research design was used where 32 construction project sites in Lagos State were selected through random sampling. A total of one hundred and twenty eight (128) copies of questionnaire were administered to participants with years of experience on construction management in Lagos State, Nigeria. Data obtained based on snowball and random sampling technique were analysed through Statistical Package for Social Sciences (SPSS) Version 21 using Mean Scores and Relative Importance Index (RII). The significance of each of the associated variables as impacted on construction workers health and safety practices on buildings project were determined using Independent Samples Test, Mann-Whitney U Test. Descriptive outcome of the statistical analyses showed a high prevalence need of safety practices. The findings of the study established dissatisfaction with effective use of health and safety plan and its implementation among site operatives because workers find it difficult to adapt to as it was against their traditional practices(RII=0.776), unethical practice of workers due to human attitudinal peculiarities (RII=0.766),inadequate engagement of safety managers on sites (RII=0.764), inadequate engagement of safety managers and ineffective supervision on site(RII=0.762) as well as poor communication between site managers and site operatives (RII=0.756) as factors preventing effective use of health and safety plan among the categories of respondents sampled. The study concluded based on Mann-Whitney U Test result on health and safety improvement measures and control systems available for health and safety practices and workers performance on construction sites. The study recommends use of a more proactive and integrated management mechanism to enforce the existing Safety and Health regulations in construction sites, in order to prevent accidents, injuries and ill health on the site.
