Identifying Environmental, Social and Governance (ESG) Factors as Key Factors in Residential and Commercial Properties/Real Estate Investment Decision (Published)
ESG factors in recent times has become increasingly important in real estate investment decisions hence, this study x-rays the need to consider these factors in residential and commercial properties. The study identified some factors that influence ESG in residential and commercial properties. The principal component analysis done for factors in respect to residential properties identifies these factors and they include; employee wellbeing, community engagement, transportation access, biodiversity, energy efficiency, indoor air quality, waste management and green certification. The analysis done shows that employee wellbeing is ranked first, followed by community engagement. Green spaces rank seventeenth. In The study also identifies factors affecting ESG in commercial properties, such as employee well-being, community health impact, sustainable design, indoor air quality, transportation access, energy efficiency, patient safety and green certification. The study concludes that the real estate sector plays a crucial role in shaping the future of our planet.
